Honest advice · Wind-rated · Lee County
Garage door replacement in Estero is worth doing properly and worth avoiding when a repair will do. We will tell you which one you are looking at before we quote anything. When the answer is a new door, you get a wind-rated unit from $1,190 fitted, the Lee County permit pulled in our name, the old door taken away, and the paperwork your insurer will ask for.

Most companies selling garage door replacement in Estero start from the assumption that you are buying a door. We start from the opposite end, because a door that is fundamentally sound is worth keeping and because telling you so is the cheapest way we know of earning the next job.
Springs, cables, drums, rollers, hinges, bearing plates, tracks, openers and a single creased panel are all repairs. A door with straight sections, a sound bottom rail and a solid frame does not need replacing because one part failed under load.
Rust through the bottom section, more than one creased panel, a frame that has moved, a door with no product approval on a house you want insured properly, or a discontinued model with no matching panel available. Those are real reasons.
There is a third case that comes up constantly in Estero: the door works, but it is the original builder unit with no rating and no paperwork. Nothing is broken. Replacing it is a choice about insurance and storm exposure rather than about function, and it is a perfectly good reason — but you should make it knowing that, not because someone told you the door was unsafe.
Estero is one generation of construction with a second one layered on top. The Pelican Sound and Grandezza houses from the late 1990s are now on their second or third set of springs, while Corkscrew Shores and the newer phases are still inside builder warranty. Which side of that line a house sits on decides whether the right answer is a repair, a warranty claim or a replacement.
The housing here runs to mid-1990s through to current construction, with very little older stock, which means two-car and three-car doors on gated-community homes, a high proportion of insulated builder units, and golf-cart doors alongside the main opening. That matters when someone quotes you a price over the phone without asking a single question about the door. In Pelican Sound, West Bay Club, Grandezza, Rookery Pointe, Corkscrew Shores and the streets off Estero Parkway we have worked on enough of these openings to know what is behind the drywall before we arrive, which is why we can usually give you a firm number on the phone and stick to it.
Estero is close enough to the water for salt to matter without being on the beach. You see it as a slow problem rather than a fast one: bearings that dry out and start to squeal, cable strands that discolour before they fray, and rust bleeding out of the bottom track fixings after four or five years. It is the kind of wear that is cheap to catch and expensive to ignore, because a cable that snaps under load usually takes the door off the track and creases a panel on the way down. When we replace hardware here we use galvanised springs and stainless fixings, which costs very little more and roughly doubles how long it lasts.
Estero sits in Lee County, so the paperwork and the numbers are not the Collier ones. Lee County and the City of Bonita Springs run their own permitting for a garage door replacement, and the design wind speed used for 33928 addresses is set separately from Naples. A door fitted here needs a Florida Product Approval or a Notice of Acceptance covering roughly 165 mph three-second gust with the matching positive and negative pressures, and it needs the track, the struts and the jamb fixings from the same approved assembly — not a rated door screwed to whatever brackets were already on the wall.
Lee County is not a High-Velocity Hurricane Zone, so the Miami-Dade TAS 201, 202 and 203 test protocols do not apply here. What does apply is the wind-borne debris requirement, which means the door needs to be impact-rated or fitted with approved protection. We pull the permit, we leave you the approval documents, and we make sure the label on the door matches the paperwork, because that label is what an insurance inspector photographs.
Starting-from prices, supplied and fitted. No call-out fee, no charge for the survey, and the number you are given before we start is the number you pay.

If a repair turns out to be the better answer, repair pricing is on the pricing page — spring replacement starts from $149 and a single panel from $289. For storm-damage replacements, read the notes on wind mitigation credits and My Safe Florida Home before you order.
Replace when the bottom section is rusted through, when more than one panel is creased, when the door has no product approval and you want a wind mitigation credit, or when the model is discontinued and a matching panel cannot be sourced. Repair when it is springs, cables, rollers, an opener or a single panel on an otherwise sound door — those are cheap and they are not a reason to buy a door.
A wind-rated steel single door starts from $1,190 fitted and a double from $1,690. Insulated doubles start from $2,290, impact-rated doors from $1,490, and a full coastal package with galvanised and stainless hardware from $3,890. Permit and inspection is $129, old door removal is $49, and there is no call-out fee or charge for the quote.
Sometimes, and the answer usually turns on documentation rather than damage. Photograph the door before anything is touched, keep the claim number, and do not let anyone remove the old door before the adjuster has seen it. We quote to the scope the adjuster writes and we leave you the product approval afterwards, which is the document that supports a later wind mitigation credit under form OIR-B1-1802.
Often yes, and we will try that first — a single panel replacement starts from $289 against $1,690 for a double door. It depends on the manufacturer, the panel profile and whether the model is still in production. If we cannot match it we will say so rather than fitting an obviously different section.
Most single and double door swaps on sound framing are done in three to five hours. If the jamb or header needs replacing first, allow a full day. The Lee County inspection is booked separately afterwards and you do not need to be home for it.
It is consistently one of the better-returning exterior jobs, and in Estero there is a second reason: a permitted, approved, documented door is one fewer thing to argue about at inspection. An unpermitted door swap is a common reason a closing gets delayed here.
No, but check the date. Florida has required battery backup on new residential openers since July 2020, and the safety-eye and force requirements under UL 325 have to be re-tested against the new door weight either way. If the opener is pre-2020 and already noisy, changing it during the door swap costs less than doing it as a separate visit — from $389 fitted.
We take it away, including the old track, springs and hardware, for $49. Nothing is left on your driveway and there is no separate disposal charge.
You get the price before anyone drives out, and if you decide not to go ahead you owe us nothing.
