34145 · Full Gulf exposure
On Marco the salt never stops working. Ordinary hardware does not last here, and most companies still fit ordinary hardware.
The one thing that matters on Marco. Everything mechanical on a garage door here fails from corrosion before it fails from wear. Springs pit, cables corrode inside the strand lay, roller bearings seize, hinges rust into the sections and the fasteners fail at the head. Fitting standard black oil-tempered springs and plain steel rollers on Marco Island is not a repair, it is a deposit on the next repair.
Garage door repair on Marco Island is not the same job as garage door repair five miles inland. The island sits in full Gulf exposure, salt is in the air every day of the year, and half the houses are closed up for months at a time, which means nothing gets used, watched or lubricated while it quietly corrodes.
What we do differently here is specify for the environment before we specify for the price. Galvanized or coated torsion springs, sealed-bearing nylon rollers on stainless stems, galvanized hinges and track, stainless fasteners, and a bottom seal that actually seals. It is a little more money once instead of considerably more money twice.
A lift cable is made of many fine steel strands twisted together, so it has an enormous amount of surface area packed into a very small part. Salt-laden humidity gets between the strands and corrodes it from the inside, which is why a cable can look acceptable from three feet away the week before it parts.
Torsion springs fail the same way. Salt pitting concentrates stress in the pits, so a corroded spring breaks earlier than its cycle rating and without the gradual sagging that normally gives warning. On a Marco door we replace cables in pairs, always, and we quote coated springs — the detail is on the coastal package page.
Worth being precise about this, because a lot of island homeowners have been told something close to the opposite. Collier County has a design wind speed of 170 mph and the whole county sits in a wind-borne debris region, so any new garage door here needs a Florida Product Approval covering structural pressure and impact.
What Collier is not is a High Velocity Hurricane Zone. HVHZ means Miami-Dade and Broward. A door with a Miami-Dade Notice of Acceptance is a perfectly good door on Marco Island, but it is a voluntary upgrade rather than a code requirement, and nobody should be charging you a premium on the basis that the code demands it. The whole picture is on the hurricane-rated doors page.
The most common October call we take from Marco is a door that will not move on the first press after a closed season. Nine times out of ten the opener is fine — it is a seized roller, a corroded sensor terminal, a dead backup battery, or a bottom seal that has taken a set and bonded to the slab.
Many island garages also sit at grade under an elevated living floor, which puts the opener, the sensors and the wiring low and exposed. Where we can, we run new sensor wiring up and over rather than along the slab, and we fit sealed units. A check before you fly down is the cheapest visit we do.
Book a pre-arrival check — springs, cables, rollers, sensors, battery and seal — so the door works the day you land.

We publish what we charge instead of working it out on your driveway, and the number does not change because of your address — Marco Island pays exactly what Old Naples pays. Repairs start from Marco Island09 for a full set of sealed rollers, from Marco Island19 for a pair of cables and from Marco Island69 for a torsion spring. A new steel garage door fitted to Florida code starts from Marco Island,690.
There is no call-out fee and no night, weekend or holiday surcharge. If we come out at two in the morning because your door is stuck open, you pay for the work and nothing else. The complete list is on the pricing page.
The whole island — Collier Boulevard and San Marco Road, Tigertail and the beach end, the canal streets off Bald Eagle Drive and Elkcam Circle, Marco Shores, Hideaway Beach, Old Marco, plus Isles of Capri and Goodland on the way over. All of 34145.
Ask for the coastal specification when you call. It costs a little more once instead of a lot more repeatedly.
No. Island addresses pay the same published prices as anywhere else we work, and we cross the bridge the same day for a broken spring or a door stuck open.
Because the island is in full Gulf exposure and salt is in the air continuously. It attacks the parts with the most surface area first — cable strands, spring coils and bearing races — which is why those fail long before the door sections show anything.
No. Miami-Dade Notices of Acceptance belong to the High Velocity Hurricane Zone, which is Miami-Dade and Broward only. Collier County requires a Florida Product Approval for structural pressure and impact, which is a real requirement but a different one. A Miami-Dade door here is a voluntary upgrade.
Springs and balance, both cables, the rollers, the safety sensors, the opener backup battery and the bottom seal. Those six are what actually fail during a closed season, and checking them costs far less than an emergency call in your first week back.
Galvanized or coated torsion springs, sealed-bearing nylon rollers on stainless stems, galvanized hinges and track and stainless fasteners, with a proper bottom seal. It is set out in full on our coastal garage door package page.
