Gated communities, HOA colour rules and golf-cart bays. Lely doors need a company that understands the paperwork as well as the hardware.
The Lely difference. In most of Naples a new garage door is a hardware decision. In Lely Resort it is a hardware decision plus an architectural review submittal. Getting the colour code, the panel design and the Florida Product Approval number onto the form the first time is the difference between installing in three weeks and arguing for three months.
Garage door repair in Lely and Lely Resort covers a community that has roughly doubled in the last decade — around 7,600 residents now, spread across Olé, Lakoya, Classics Plantation Estates, Tiger Island Estates, Mustang Island, Moorgate Point and the rest. The homes are newer than most of East Naples, so we see fewer rotted doors and far more opener, sensor and balance work.
What we do see constantly is the gap between what a homeowner wants and what the architectural review board will approve. We keep the approved colour and panel combinations for the main Lely neighbourhoods on file, and we submit with the product approval documentation attached so the board has nothing left to ask for.
A large share of Lely homes have a third bay sized for a cart — typically an 8×7 or 9×7 alongside a 16×7. Those small doors get cycled far more often than the main door, because the cart goes out several times a day, and they are almost always fitted with springs sized to the minimum.
The result is a cart door that needs springs years before the main door does. When we replace them we fit the next wire size up or a high-cycle set, which costs very little on a door that small and removes the problem for good. Details on the spring repair page.
A door that sits untouched from May to October does not rest — it corrodes. Rollers with open bearings seize, cable ends rust in the drum, opener backup batteries die and leak, and the bottom seal flattens and takes a set.
The most common October call we get from Lely is a door that will not move on the first press after a season closed up, followed by a homeowner who assumes the opener is dead. Usually it is not. We offer a straightforward pre-arrival check — balance, springs, cables, rollers, sensors, battery and seal — so the door works the day you land.
A lot of the Classics Plantation and Mustang Island homes have courtyard or side-entry garages where the door faces the street at an angle or sits under a deep overhang. Those openings get less direct rain but far worse air circulation, which is harder on hardware, not easier.
They also frequently use low-headroom track. Low-headroom setups use a different drum, a double-track bracket and a shorter spring, and fitting standard parts to them is a classic corner-cut that shows up six months later as a door that binds at the curve. We carry the right parts for them.
Springs, cables, rollers, sensors, battery and seal, so you do not arrive in November to a door that will not open.

We publish what we charge instead of working it out on your driveway, and the number does not change because of your address — Lely & Lely Resort pays exactly what Old Naples pays. Repairs start from Lely & Lely Resort09 for a full set of sealed rollers, from Lely & Lely Resort19 for a pair of cables and from Lely & Lely Resort69 for a torsion spring. A new steel garage door fitted to Florida code starts from Lely & Lely Resort,690.
There is no call-out fee and no night, weekend or holiday surcharge. If we come out at two in the morning because your door is stuck open, you pay for the work and nothing else. The complete list is on the pricing page.

Yes. We prepare the submittal with the manufacturer, panel design, exact colour code and the Florida Product Approval number attached, which is what most boards actually want and what most submittals are missing.
Usually yes — tell us the community and the management office when you book and we will arrange access in advance. For unattended visits we confirm with you in writing before we go.
Because it gets used several times a day and it was fitted with the lightest springs that met spec. We fit a heavier wire size or a high-cycle set on cart bays, which costs very little on a door that small.
Yes, and it is the most useful thing we do here. We check springs, cables, rollers, sensors, the opener backup battery and the bottom seal so the door works on day one rather than on the third call-out of the week.
It can, but only if every other opening in the house is protected too — the Florida wind mitigation form treats openings as all-or-nothing. The wind mitigation page explains exactly how that works.
