Three-car garages, insulated doors and smart openers. Newer houses fail differently, and usually electronically.
What changes in a newer house. North Naples homes are mostly 1990s onward, which means the doors are heavier, better insulated and hung on decent hardware. The failures move accordingly: far fewer rusted sections, far more logic boards, wall consoles, safety sensors, travel-limit faults and springs that were sized for a lighter door than the one actually hanging there.

A polyurethane-insulated door at R-16 or better is a real improvement, and it is stiffer, quieter and better for wind rating too. We would rather say that than sell you an R-value as air conditioning.
