The housing here runs to mostly 1970s to 1990s concrete block, with a steady run of additions and garage conversions since, which means one-car and two-car doors on modest block homes, plenty of 8×7 and 9×7 openings, and a high proportion of rentals where the door has been patched rather than replaced. That matters when someone quotes you a price over the phone without asking a single question about the door. Inland in Golden Gate the enemy is not salt, it is heat, humidity and cycles. A garage in Collier runs above 100 degrees inside for months, which cooks the grease out of nylon rollers and hardens the plastic gears in an opener head. Humidity does the rest: the steel shaft sweats, the bearings go dry, and the spring loses a little of its temper every season. Collier County is designed to a 170 mph three-second gust wind speed, and a garage door is the largest opening in the wall of most homes in Golden Gate. That makes it the part of the building envelope with the most to prove. A compliant door here carries a Florida Product Approval or a Notice of Acceptance covering both positive and negative design pressure in the region of 40 to 50 pounds per square foot, and the approval covers the whole assembly: the door sections, the track, the reinforcing struts, the end and centre bearing plates and the jamb fixings. Swap any one of those for something cheaper and the approval no longer describes what is on your wall.
Two things surprise people. The first is that Collier County is not a High-Velocity Hurricane Zone — that designation covers Miami-Dade and Broward, and the TAS 201, 202 and 203 test protocols that go with it are not what a Collier door is certified against. Companies quoting “Miami-Dade approved” hardware in Golden Gate are either selling you something you do not need or do not know the difference. The second is that Golden Gate is inside the wind-borne debris region, because that region begins at 140 mph and Collier is well past it. An impact rating or approved protection is not optional here, even well inland.

Replace when the bottom section is rusted through, when more than one panel is creased, when the door has no product approval and you want a wind mitigation credit, or when the model is discontinued and a matching panel cannot be sourced. Repair when it is springs, cables, rollers, an opener or a single panel on an otherwise sound door — those are cheap and they are not a reason to buy a door.

Photograph the door before anything is touched, keep the claim number, and do not let anyone remove the old door before the adjuster has seen it. Most single and double door swaps on sound framing are done in three to five hours. If the jamb or header needs replacing first, allow a full day. The Collier County inspection is booked separately afterwards and you do not need to be home for it.
It is consistently one of the better-returning exterior jobs, and in Golden Gate there is a second reason: a permitted, approved, documented door is one fewer thing to argue about at inspection. An unpermitted door swap is a common reason a closing gets delayed here.

Florida has required battery backup on new residential openers since July 2020, and the safety-eye and force requirements under UL 325 have to be re-tested against the new door weight either way.
