From $89 · Water, sand and pests · No call-out fee
Garage door weather seal replacement in Isles of Capri costs $89 and solves three problems at once: rainwater running across the garage floor, sand and leaves blowing in under the door, and the gap that every palmetto bug, gecko and rodent in Southwest Florida uses as a front door. A seal is the cheapest part on the whole assembly and the one that fails soonest in this climate.

A garage door seal is a strip of rubber or vinyl that gets compressed against concrete a few times a day, sits in direct sun for half of it, and is expected to stay flexible while the temperature inside the garage swings between 70 and 110 degrees. In Southwest Florida that combination finishes a standard seal in three to five years.
When it goes, the door still opens and closes perfectly, so nobody calls. What people notice instead is water across the floor after an afternoon storm, sand and leaves in the corners, and bugs. Those are all the same $89 part.
If it pools at one end, the slab has settled and a like-for-like seal will not fix it. That is a threshold seal or a taller profile. If it comes in evenly along the width, the bottom seal has simply gone hard.
A brush seal or a heavier bead profile. Common on Isles of Capri beach and canal addresses where blown sand is constant.
They need very little. A properly compressed seal across the full width plus intact side weatherstrip closes the route. Corners are where they get in, so the side strip matters as much as the bottom.
A rodent chews through rubber. If you have had them, the answer is a threshold plus a metal-reinforced bottom seal, and finding where the slab has cracked at the corners.
Salt is the deciding factor on this side of the county. Airborne chloride does not attack the painted door skin first — it attacks the parts nobody looks at. The torsion shaft and the end bearings pick it up, the lift cables corrode from the inside of the strand outward, and the bottom two inches of the track and the track feet go first because that is where wind-blown water sits. A door in Isles of Capri that is groaning on the way up is usually telling you the bearings are dry and rusting, not that it needs oil. On coastal jobs we fit galvanised torsion hardware and stainless fixings as standard, because plain steel in Isles of Capri is a repeat visit waiting to happen.
Isles of Capri is four small islands surrounded by water on every side, which makes it the harshest corrosion environment in Collier County alongside Marco. Nearly every garage faces a canal or the bay. Plain steel hardware here does not last — we fit galvanised torsion components and stainless fixings as the default, not as an upgrade, and we check cables on every visit because they corrode from inside the strand where you cannot see it.
The housing here runs to 1960s and 1970s waterfront homes with substantial rebuilds and elevations since, which means two-car doors facing open water on nearly every lot, plus boat and equipment storage. That matters when someone quotes you a price over the phone without asking a single question about the door. In the four islands off Capri Boulevard, Tarpon Village, Pompano Drive and the canal streets we have worked on enough of these openings to know what is behind the drywall before we arrive, which is why we can usually give you a firm number on the phone and stick to it.

| Job | Starting from |
|---|---|
| Bottom seal replaced in existing retainer | $89 |
| Bottom seal with new aluminium retainer | $129 |
| Side and top weatherstrip, double door | $79 |
| Threshold seal bonded to the floor | $149 |
| Brush seal for blown sand | $119 |
| Seal fitted during a tune-up | Discounted |
If the bottom section itself has rusted around the retainer, a seal will not hold — see panel replacement in Isles of Capri. Doing it alongside a tune-up is cheaper than a separate visit. Full pricing is on the pricing page.
Three usual reasons. The rubber bottom seal has gone hard and no longer compresses — in Isles of Capri that takes about three to five years of UV and heat. The aluminium retainer that holds it has corroded or pulled loose. Or the concrete slab has settled and the door now meets an uneven floor, which needs a taller seal profile rather than a like-for-like swap.
From $89 for a bottom seal fitted, or $129 with a new aluminium retainer where the old one is corroded. Side and top weatherstrip is $79 for a standard double door. A threshold seal bonded to the floor, which is what we fit where the slab has settled, is $149. No call-out fee.
It is the single most effective thing you can do about it. Palmetto bugs, geckos, ants, frogs and the occasional snake all come in through a gap of half an inch under a door. A correctly compressed bottom seal closes that gap along the full width. Where the slab is uneven and a seal alone cannot close it, a bonded threshold does.
The bottom seal is the rubber or vinyl strip in the retainer on the door itself, and it moves with the door. A threshold seal is a raised rubber strip bonded to the garage floor that the door closes against. Seals handle small gaps; a threshold handles a settled, cracked or sloping slab, and it also keeps driving rain from running in under the door.
Three to five years on a door that gets full afternoon sun, longer on a north-facing or shaded opening. In Isles of Capri the aluminium retainer usually corrodes before the rubber perishes, so we quote the pair. The tell is simple: with the door closed, if you can see daylight along the bottom from inside, the seal is done.
A bottom seal in an intact retainer, yes — it slides into the track from one end. What makes it a call-out is a corroded retainer that has to be cut off and replaced, an uneven slab that needs a different profile, or a bottom section that has rusted around the retainer, which is a bigger conversation than a seal.
A little, and more than people expect. The bottom gap and the side weatherstrip are where hot outside air moves into a garage that is already running above 100 degrees in August. Sealing it is not insulation, but on an attached garage in Isles of Capri it takes a few degrees off and it stops the dust.
Yes — bottom astragals on rolling steel curtains, guide weatherstrip and brush seals. Different parts to a residential sectional door, and we carry both. See commercial garage door repair in Isles of Capri.
