New doors · Collier County wind code
Garage door replacement in Naples is usually one of three conversations: the door finally gave up, the bottom section has rusted through, or your insurance inspector wants a wind rating that the current door does not have. We measure the opening, quote the door the Collier code actually requires, pull the permit, and hand you the paperwork your inspector will ask for.

We would rather repair a door that has life left in it. These are the cases where repairing stops making sense.
In Naples this is the number one killer. Rain sits on the bottom rail, salt gets into the seam, and the steel goes from the inside out. Once that section is soft, nothing bolted to it holds.
One dented section can usually be swapped. Two or three means the door has been racked out of square, and it will keep binding no matter how carefully it is aligned.
If the garage door is the one unprotected opening left on the house, it is cancelling your entire wind mitigation credit. Replacing it is often the cheapest way to get that money back.
At a certain age every part reaches the end at once. Two or three repairs a year on a twenty-year-old door usually costs more over five years than a new one.

Two minutes on the phone and you will know what is wrong and roughly what it costs.
Collier County is built to an ultimate design wind speed of 170 mph. Coastal openings here are specified around ±40 to ±50 psf of design pressure. The first thing we work out is what your specific opening needs — width, height, exposure and distance from the water all change the number. Everything else is chosen after that.
They are two different labels and both matter here. ANSI/DASMA 108 is the structural test: the door is loaded to 1.5 times its design pressure without failing. ANSI/DASMA 115 is the impact test: a nine-pound 2×4 is fired at it at 50 feet per second and the door is then cycled under pressure. All of Collier sits inside the wind-borne debris region, so an impact-rated door is worth the conversation even where the code stops at wind.
The High-Velocity Hurricane Zone is Miami-Dade and Broward. Collier is not in it. What the code requires here is a valid Florida Product Approval number for your pressures. A Miami-Dade Notice of Acceptance is a genuine upgrade, but nobody should be telling you it is mandatory in Naples. More on hurricane-rated doors →
An insulated door will not air-condition your garage, but it makes a real difference if the garage is attached to living space, if you use it as a workshop, or if there is a room above it. Insulated sections are also stiffer, which means they hold their shape better under wind load and run quieter.
Within a mile or so of the Gulf we fit galvanized springs, sealed-bearing rollers and stainless exposed hardware as standard. It adds a little to the price and takes years off the maintenance. The coastal package →
About that paperwork: since April 2026 the wind mitigation form requires photo documentation of every rated component. Plenty of installers still hand over nothing. We photograph the label, the approval number and the installed door as part of the job.

This is the part that changes the maths on the whole job. Florida’s wind mitigation inspection uses form OIR-B1-1802, and the opening protection credit is all or nothing: every glazed and non-glazed opening in the house has to be protected. Windows, entry doors, skylights and the garage door.
So the homeowner who put $40,000 of impact windows in and left a 1998 garage door on the front of the house is getting nothing for any of it. Close that one gap and the entire credit comes back — typically $400 to $1,200 a year off the windstorm portion of the premium, more on larger policies. Over the life of the door that often covers a meaningful share of what it cost.
Wind-rated garage doors are also an eligible upgrade under My Safe Florida Home. Low-income households can receive up to $10,000 with no match; moderate-income households get a 2:1 match. The home has to be insured for $700,000 or less and built before January 1, 2008. Funding runs in cycles, so we will tell you where the program actually stands rather than promising money that is not there. Grant details →

A wind-rated steel double door, 16 by 7, runs roughly $3,200 to $5,500 installed. A single 9 by 7 is about $1,900 to $3,200. A coastal package with galvanized springs and stainless hardware runs $4,500 to $7,500. Impact-rated doors go higher depending on the pressures your opening needs. Collier County permit fees of $150 to $285 are separate.
The installation itself is usually a half day for a single or double door. The wait is the door: stock sizes and colors are commonly one to two weeks, and custom sizes, window inserts or specialty finishes take longer.
Yes, and you want one. The permit is what puts a wind-rated, product-approved door on record for your address, which is exactly what your insurer’s wind mitigation inspector needs to see. We file it as part of the job.
Usually yes, if it is in good condition and correctly sized for the new door. An insulated door is heavier than the one it replaces, so we check the opener’s capacity and force settings and tell you honestly if it is going to struggle.
If the garage is attached, used as a workspace, or has a room above it, yes. Beyond the temperature, insulated sections are stiffer, which helps under wind load, and they run noticeably quieter.
Where the door is a current model and only one section is damaged, yes — it is a fraction of the cost of a new door. Once two or more sections are creased, or the door has been racked out of square, a single panel stops being the right fix. Panel replacement →
A garage door is a large part of the front elevation, so it shows. In Southwest Florida a documented wind rating and a clean permit record on file also matter to buyers and to their insurer, which is a more concrete benefit than curb appeal alone.
