33060–33069 · Broward County
Broward is the High Velocity Hurricane Zone. Pompano Beach doors are held to the strictest wind standard in the country, and most homeowners here have never been told that.
The short version for Pompano Beach. You are in the High Velocity Hurricane Zone, so any new garage door here has to be HVHZ approved and tested under the Miami-Dade protocols, not just the statewide one. Repairs are a different matter: springs, cables, rollers and openers are maintenance and need no permit.
Garage door repair in Pompano Beach covers 33060–33069 and neighbourhoods including Cresthaven, Palm Aire, Harbor Village, Old Pompano and the beach blocks east of Federal. The housing here is older beach housing alongside new mid-rise construction, and that single fact decides most of what we end up replacing.
Nine calls in ten come down to four things: a broken torsion spring, a lift cable off the drum, a door that has jumped the track, or an opener that is not actually the problem. None of those needs a new door, and we would rather tell you yours has another decade in it than sell you one it does not need.
Close to the beach, garage doors do not so much wear out as corrode. A lift cable is many fine strands twisted together, which packs an enormous amount of surface area into a small part, and salt-laden humidity gets between the strands and eats it from the inside. That is why a cable can look acceptable the week before it parts.
Spring coils go the same way. On Pompano Beach properties near the water we fit galvanized or coated springs, sealed-bearing nylon rollers on stainless stems and stainless fasteners rather than the plain steel hardware most doors ship with.
This is the part most Pompano Beach homeowners have never had explained to them. Broward County, together with Miami-Dade, is the High Velocity Hurricane Zone — the HVHZ. It is the strictest wind zone in the United States, and it has its own chapter in the Florida Building Code.
In practice it means a new garage door in Pompano Beach cannot simply carry an ordinary Florida Product Approval. It has to be approved for the HVHZ and tested under the Miami-Dade protocols: TAS 201 for large missile impact, TAS 202 for uniform static air pressure and TAS 203 for cyclic wind pressure loading. A door that passes the statewide test but not those protocols is legal in Orlando and not legal here.
Two practical consequences. A quote that is noticeably cheaper than everyone else is often cheap because the door is not HVHZ approved, and that surfaces at inspection rather than at the sale. And when you do replace a door, ask for the Notice of Acceptance number — it belongs on the label inside the end stile and on your paperwork, and you will want it at renewal and at resale.
If you heard a bang like a gunshot and the door will not lift, look at the shaft above the door. A torsion spring with a finger-wide gap in the coil has snapped, and the opener is now being asked to lift the full weight of the door on a motor built for a fraction of it. Stop pressing the button — that is how a spring bill becomes a spring and opener bill.
If the door is hanging crooked or one side has dropped, a cable has come off the drum. Do not operate it and do not stand under it. If the door simply will not close and keeps reversing, it is almost certainly the safety sensors: check the two small units six inches off the floor on each side of the opening, make sure nothing is between them and that both lights are steady.
Describe the noise and what the door is doing. We will tell you which of the four it is, and roughly what it costs, before anyone drives out.

We publish what we charge rather than working it out on your driveway. Repairs start from $109 for a full set of sealed rollers, from $119 for a pair of cables and from $179 for a torsion spring fitted. Openers start from $219 supplied and fitted, and an off-track door realigned starts from $109.
There is no call-out fee and no night, weekend or holiday surcharge. You pay for the work and the parts, and you hear the figure on the phone before anyone drives out. If you decide not to go ahead after we have looked at the door, you owe nothing.
Cresthaven, Palm Aire, Harbor Village, Old Pompano and the beach blocks east of Federal, and the rest of 33060–33069. If you are on the edge of the city limits, call anyway — the boundary on a map is rarely the boundary on our schedule.

No. There is no call-out fee, no diagnostic fee and no night, weekend or holiday surcharge. You pay for the work and the parts at the price you were quoted on the phone.
A torsion spring fitted starts from $179 and a matched pair from $219. High-cycle springs, which last two to three times longer, start from $309. You hear the figure before anyone drives out.
Yes. Broward County is part of the High Velocity Hurricane Zone, so a replacement door has to carry HVHZ approval and be tested under the Miami-Dade protocols: TAS 201 for large missile impact, TAS 202 for uniform static air pressure and TAS 203 for cyclic loading. A door approved only under the statewide programme is not acceptable here.
No. With a broken spring the opener is trying to lift the full weight of the door, often 180 to 260 pounds, on a motor built to move a fraction of that. Pull the red release cord with the door closed, leave it down and call.
No. Springs, cables, rollers, hinges, tracks and openers are repairs and need no permit. Replacing the whole door is an alteration to the building envelope and does need one, because the door has to be shown to meet the wind requirements for Broward County.
Most repairs are handled the same day, and broken springs and doors stuck open are prioritised. Call early and we will give you a real arrival window rather than a vague afternoon.
Describe the noise and what the door is doing and we will usually name the fault on the phone.
