33301–33334 · Broward County
Broward is the HVHZ. A new door here has to be approved for it and tested under the Miami-Dade protocols — a statewide approval on its own is not enough.
The one question that separates real quotes from cheap ones. Ask the installer for the product approval number for the exact door they are quoting. In Broward it has to be an HVHZ approval. If they cannot give you one, the door will not pass inspection.
Garage door installation in Fort Lauderdale covers neighbourhoods including Las Olas Isles, Victoria Park, Rio Vista, Coral Ridge, Harbordale, Sailboat Bend, Colee Hammock and the Galt Ocean Mile. A garage door is the largest opening in the building envelope and the one whose failure pressurises the house from inside during a wind event, which is why replacing one is a permitted alteration rather than a swap.
This is the part most Fort Lauderdale homeowners have never had explained to them. Broward County, together with Miami-Dade, is the High Velocity Hurricane Zone — the HVHZ. It is the strictest wind zone in the United States, and it has its own chapter in the Florida Building Code.
In practice it means a new garage door in Fort Lauderdale cannot simply carry an ordinary Florida Product Approval. It has to be approved for the HVHZ and tested under the Miami-Dade protocols: TAS 201 for large missile impact, TAS 202 for uniform static air pressure and TAS 203 for cyclic wind pressure loading. A door that passes the statewide test but not those protocols is legal in Orlando and not legal here.
Two practical consequences. A quote that is noticeably cheaper than everyone else is often cheap because the door is not HVHZ approved, and that surfaces at inspection rather than at the sale. And when you do replace a door, ask for the Notice of Acceptance number — it belongs on the label inside the end stile and on your paperwork, and you will want it at renewal and at resale.
A rated door is approved as a complete tested assembly — sections, track, hinges, end stiles and the specific fasteners at the specific spacing into the specific substrate. Fitting an approved door with the wrong bolts, at the wrong spacing, or into a buck that is not properly attached means the assembly is no longer what was approved.
The inspection checks the fasteners as much as it checks the door, and it is the most common reason an installation fails at final. We install to the approval and we photograph it.
The product approval number for the door you actually got. The permit number and a closed final inspection. A label on the inside of the end stile with manufacturer, series and design pressures. Photographs of the installed door and of that label. Keep all of it with your insurance documents — you will want it at renewal and at resale.
Steel is the default and the right answer for most houses here. Insulation matters if the garage holds an air handler, a freezer or a gym, and it also makes the door stiffer and quieter. Within a mile of the water, specify galvanized or coated springs, sealed-bearing rollers on stainless stems and stainless fasteners — ordinary hardware does not last here.
Tell us the opening size and roughly when the house was built. We will quote the door, the permit and the anchoring together.

A steel single door, rated and installed, starts from $1,190. A 16×7 steel double door starts from $1,690, insulated from $2,290, and a coastal-specification door with galvanized and stainless hardware from $3,890. Permit and old door removal are quoted with it, and there is no call-out fee for the estimate.
It is one question, and it tells you more about a quote than the price does.
Yes. Broward is in the High Velocity Hurricane Zone, so the door must carry HVHZ approval and be tested under TAS 201, TAS 202 and TAS 203. A statewide Florida Product Approval on its own is not sufficient.
Yes. It is an alteration to the building envelope, and the permit is how the door is shown to meet the wind requirements. We pull it, install to the approval and close the final.
A straightforward single or double door is usually half a day on site. Ordering the door is the slow part — one to three weeks depending on size, colour and rating.
It can be retro-permitted, which is more expensive and more intrusive because the inspector has to verify a finished installation. It also matters for insurance and at resale.
Yes, removal and disposal are included in the quote unless you ask us to leave it.
No. Quotes are free, there is no call-out fee, and there is no night, weekend or holiday surcharge on any of our work.
Describe the noise and what the door is doing and we will usually name the fault on the phone.
